An overview

Alcúdia lies in the north-east of Mallorca, about 55 km from the island capital of Palma. The municipality stretches over a varied landscape with long sandy beaches, hilly country and the striking Victòria peninsula, which rises east of the town and reaches a height of 444 m at the Talaia d’Alcúdia. This area is characterised by holm oak and pine woods and offers numerous trails with impressive views of the surrounding bays. West of the town lies a fertile plain used for farming and complemented by the s’Albufereta wetland, an important habitat for various species of bird. The combination of historic sites, such as the Roman city of Pollentia, and natural attractions makes Alcúdia an appealing destination for anyone who values both cultural heritage and varied scenery.

The climate

in Alcúdia

The historic old town of Alcúdia

With around 3,200 hours of sunshine a year, Alcúdia is one of the sunniest regions on the island. This sun-blessed area is marked by a typically Mediterranean climate, with hot, dry summers and pleasantly mild winters.

In the height of summer the daytime highs average around 29 °C, with peaks above 30 °C by no means rare. Sea temperatures lie between 24 and 25 °C.
The winter months stay comparatively mild — even in January, the coldest month of the year, temperatures climb to about 15 °C during the day, while at night they rarely fall below 6 °C.

While summer brings an average of 11 to 13 hours of sun a day, the sun still shines about 5 to 6 hours daily in winter. The pleasant climate is helped by the natural shelter of the nearby Serra de Tramuntana, which screens the area from cooler northerly and westerly winds — an advantage that is especially noticeable in spring and autumn.

Old town, beach and leisure

Alcúdia offers a successful combination of Mediterranean living, active leisure and reliable infrastructure — ideal for visitors and for those who want to live here permanently. In the historic old town, supermarkets, bakeries, boutiques and numerous restaurants stand side by side, many of them in charming, centuries-old buildings with a particular feel. A lively weekly market is held in the centre twice a week all year round. The offering is rounded off by cultural highlights such as the Roman excavations in the ancient city of Pollentia and traditional festivals and concerts in the old town.

As a tourist centre in the north of Mallorca, Alcúdia offers a wide range of leisure activities: the extensive beach of Port d’Alcúdia, with its gently shelving shore, is ideal for families, swimmers and water sports enthusiasts. Along the promenade, welcoming beach bars and chiringuitos invite you to relax. Active visitors value the region for its cycling routes — from coastal roads to demanding climbs into the Tramuntana mountains — and for the Alcanada golf course, which delights with a spectacular sea view. Nature lovers get their money’s worth in the neighbouring S’Albufera nature park, a species-rich wetland with walking and cycling paths.

Connections, ferries and marina

Alcúdia impresses not only with its setting but with excellent transport links: the island capital of Palma and the international airport can be reached via the Ma-13 motorway in about 40 to 45 minutes. For travellers without a car an express bus line offers a comfortable alternative: it connects Alcúdia with Inca and Palma several times a day and in high season even offers direct services to the airport.

The harbour of Port d’Alcúdia is an important transport hub too: ferries to the neighbouring island of Menorca (Ciutadella, journey time about 2 hours) and to mainland Spain call here regularly.

The modern marina also provides water sports enthusiasts and yacht owners with a generously equipped harbour and numerous berths — ideal for anyone who likes to enjoy island life from the water.

Shopping and everyday life

Alcúdia offers thoroughly convincing everyday infrastructure that allows locals and newcomers alike a comfortable way of life. In the town centre there are numerous shops — from supermarkets and bakeries to individual boutiques and welcoming restaurants, many of them housed in lovingly restored historic buildings that create a particularly atmospheric setting. A lively meeting place is the traditional weekly market held in the old town, which delights all year round.

Families and schools

Families benefit from a good range of local education: alongside nurseries and state schools, where lessons are mostly in Catalan and Spanish, there are also international schools within easy reach. Particularly convenient for families is the Mallorca International School near Sa Pobla — only about ten minutes away by car.

Types of property

in Alcúdia

The supply of property in Alcúdia and Port d’Alcúdia is varied and appeals to different groups of buyers. New building takes the form above all of exclusive villas and modern apartments — particularly in the harbour area and in favoured residential locations around the coast. In areas such as Bonaire, Mal Pas or Alcanada you will find imposing luxury properties with generous grounds, a private pool and an impressive panoramic view of the sea. These locations are regarded as particularly desirable and of high quality.

Alongside new builds there is also a wide choice of existing property: charming town houses within the historic walls, traditional fincas in the surrounding countryside and holiday apartments right by the beach are as much part of the offering as modern apartments with a sea view or exclusive penthouse terraces.

Also much in demand are holiday properties with an official rental licence, as Alcúdia is among the island’s most popular holiday destinations. Houses close to the beach that may be let achieve stable rental income and are regarded as a worthwhile investment. The generally scarce availability of high-quality property makes for continued price growth — a clear advantage for buyers who value long-term stability of value alongside quality of life.

Building plots are available only occasionally, owing to the limited land — because of nature reserves or existing development, for instance — which makes them particularly interesting for individual new-build projects. Demand is strongly shaped by international buyers, especially from Germany and Britain, which gives the region a cosmopolitan feel.

Price trends for property

in Alcúdia in 2026

The property market in Alcúdia has shown a clear upward trend for years — in prices as well as in demand. Between 2023 and 2024 asking prices rose markedly, in places at double-digit rates: a development that underlines the appeal of the region and the demand for high-quality property. Transaction numbers did fall slightly in 2024 compared with the previous year, but prices continued their upward trend. Alcúdia is therefore regarded as a region with stable values and strong returns, in which property investments offer substance and potential over the long term as well.

Who is Alcúdia suited to?

Who buys here

Alcúdia offers ideal conditions for a wide range of buyers — from active families through investors focused on returns to retired people who want to enjoy the sun of Mallorca. The region combines the historic charm of a long-established old town with modern comfort and impresses with a high quality of life in an attractive setting. Thanks to its particular mixture of cultural heritage, glorious beaches and excellently developed infrastructure, Alcúdia is an outstanding choice in Mallorca both as a holiday property and as a permanent home.

Families looking for a safe setting

Alcúdia is an ideal destination for families seeking a safe, child-friendly setting in Mallorca. The gently shelving beaches, the varied leisure opportunities and the proximity of schools — including international institutions such as the Mallorca International School — offer excellent conditions for families with children. The well-developed infrastructure, with shops, medical care and leisure facilities, makes daily life pleasant and straightforward. The open, friendly community also helps newcomers settle in quickly.

Retired people with a feel for quality of life

For retired people Alcúdia offers a pleasant Mediterranean climate with more than 300 sunny days a year, which has a positive effect on well-being. The quiet atmosphere, particularly outside the main season, together with good medical care and homes with few barriers, makes the region an ideal place for later life. The active community of locals and international residents also makes for social contact and a varied range of things to do, from cultural events to sport.

Investors looking for potential

Alcúdia offers investors excellent opportunities in property. The strong demand for holiday accommodation, particularly in high season, makes lucrative rental income possible. Properties with an official holiday rental licence are especially sought after. The continuous growth in property values in the region, combined with the limited availability of land for new building, makes Alcúdia an attractive location for long-term investment. It is important to observe the legal framework carefully, such as rental licences and tax matters.
