Sóller combines Mallorcan authenticity with dramatic landscape. In a valley sheltered by mountains, surrounded by citrus groves and historic stone houses, lies a region full of charm, calm and quality of life. The winding lanes of the old town, the imposing parish church and the traditional weekly market reflect the authentic Mallorca. At the same time the picturesque harbour of Port de Sóller offers a maritime side with its promenade, sandy beach and marina. This particular mix of natural beauty, cultural depth and working infrastructure makes Sóller one of the most sought-after places to live on the island. Small wonder that more and more international buyers settle here, looking for more than a holiday home: a real one.

The following region guide tells you everything that matters about the region, its geography, infrastructure, the properties on offer and the particularities of the local market. We also show you why a local agent is the key to your dream property in this remarkable region.

Location and infrastructure

An overview

Spain, Mediterranean coast, bay of Port de Sóller, Mallorca
Spain, Mediterranean coast, bay of Port de Sóller, Mallorca

The municipality of Sóller lies picturesquely in a sheltered valley basin at the heart of the Serra de Tramuntana, the imposing mountain range along the north-west coast of Mallorca. Framed by steep slopes and wooded ridges, the Puig Major rises above the landscape as the island’s highest mountain at 1,445 m — its striking silhouette marks the region far and wide.

The fertile “valley of the oranges” (Vall de Sóller) is famous for its lush orange and lemon groves, which have flourished for centuries in this sheltered microclimate. At the same time the valley opens towards the sea — with the only natural harbour on the Tramuntana coast: Port de Sóller. The idyllic, naturally sheltered bay was once important for the transport of goods and is today a popular destination for yachts, sailing boats and excursion traffic.

Since 2011 the entire cultural landscape of the Serra de Tramuntana has been a UNESCO World Heritage site. That means new building is subject to strict conditions, which preserves the traditional architecture and the original character of the region — a decisive factor in the long-term value of property in Sóller.

Nature, walking and water sports

Sóller is a paradise for nature lovers, walkers and those who take their time. Numerous trails through the Serra de Tramuntana lead directly from the town through olive groves, pine woods and on to spectacular viewpoints. Particularly popular is the Barranc de Biniaraix gorge, one of the island’s best-known walking routes. The long-distance path GR-221 along the coast and the route to the Cap Gros lighthouse also offer impressive experiences of nature.

Cyclists and climbers get their money’s worth on the winding mountain roads and rock faces around Sóller. In Port de Sóller, water sports enthusiasts can look forward to kayak tours, stand-up paddling and diving trips in sheltered bays. Two small beaches invite you to swim, while boat trips to Sa Calobra set out regularly from the harbour.

Culture, cuisine and festivals

Culturally, too, the region has much to offer: the modernista parish church of Sant Bartomeu, the art nouveau railway station and museums such as Can Prunera or the maritime museum (Museu de la Mar) convey history and culture. In culinary terms the range runs from traditional celler restaurants to gourmet cooking at the Jumeirah Port Sóller with a panoramic view of the sea.

A highlight of the year is the Fira & Firó in May — a colourful folk festival with processions, music and historic costumes. And not to be forgotten: the legendary “red flash” (Tren de Sóller) and the historic tram connect Sóller with Palma and Port de Sóller — not only nostalgic, but practical for everyday life.

Getting there and getting around

Access to Sóller has improved noticeably in recent years and now makes the region attractive to permanent residents and commuters as well. It used to be reachable only via the winding Coll de Sóller; the toll-free Sóller tunnel now shortens the journey to Palma considerably. The region is therefore only about 30 minutes by car from the island capital of Palma and the airport.

Besides private transport, Sóller has public transport: the TIB bus line connects the town with Palma and other destinations on the island several times a day. A special feature is the historic “red flash” railway (Tren de Sóller), which has run on its picturesque route between Sóller and Palma since 1913. Although it is used primarily by visitors today, it occasionally serves locals as a charming alternative.

Local journeys are served by the nostalgic tram from Sóller to Port de Sóller, which runs every 30 minutes. It is not only a popular photographic subject but also a practical, car-free connection between town, harbour and beach.

Shops, health care and family life

Despite its sheltered position behind the Serra de Tramuntana, Sóller is exceptionally well served. In the centre you will find numerous shops for everyday needs, among them supermarkets, bakeries, pharmacies and boutiques. Every Saturday the weekly market on the Plaça de la Constitució invites you to shop for fresh fruit, vegetables and regional produce, and is a popular meeting place for locals and newcomers alike. The cafés, restaurants and craft businesses open all year keep the place alive outside the main season too.

Medical care in Sóller is sound: a health centre (Centre de Salut) and several practices with German- or English-speaking staff are available. For more complex treatment, the hospitals in Palma — among them the modern Son Espases island hospital and several private clinics — can be reached in only 30 to 40 minutes by car.

Families, too, find good conditions in Sóller: there are nurseries, a state primary school and secondary schools in the town itself. There is no international school in the immediate vicinity, but well-regarded institutions such as the Eurocampus Deutsche Schule or the Baleares International College can be reached in under an hour. Many international families also deliberately opt for integration into local schools, because the open community helps children settle in quickly.

The property market

in Sóller

The property market in Sóller is one of the most exclusive and most dynamic in Mallorca. Its consistent focus on existing property, combined with planning restrictions, creates scarcity. That is a central driver of stable value and long-term security for both owner-occupiers and investors.

Types of property

in Sóller

Sóller offers an exclusive combination of historic charm and contemporary elegance. The supply of property in Sóller impresses with remarkable stylistic variety — it ranges from traditional Mallorcan natural stone fincas to purist modern architecture. Particularly sought after are generous fincas and country houses in the picturesque valleys around Sóller, set in a Mediterranean landscape of orange groves, old olive trees and a wide view of the Tramuntana mountains. These historic estates keep their authentic character and are frequently refurbished to a high standard to meet the demands of modern living.

Preferences as to location vary too: in the centre of Sóller, characterful nineteenth-century town houses delight buyers, often with typical features such as courtyards, colourful tiled floors and wooden persianas — ideal for those who value urban life in the heart of the town. In Port de Sóller, by contrast, exclusive villas and chalets dominate, clinging spectacularly to the slopes above the bay, complemented by stylish apartments right on the promenade. Panoramic sea views, infinity pools and contemporary architecture make these properties particularly attractive to an international clientele.

The property market in Sóller is therefore strongly focused on existing buildings. Many transactions take place off market, that is outside the public portals, which adds further to the exclusivity of the market. The low level of new building makes for high stability of value in existing property — carefully modernised village houses and villas in particular gain in value continuously.

New-build projects in Sóller are the exception, owing to the scarcity of land and the strict building rules in the UNESCO-protected Tramuntana area. New developments are generally confined to small, exclusive residential schemes or the high-quality refurbishment of existing buildings. Anyone still wishing to build must reckon with lengthy consent procedures and severely limited plots.

Price trends for property

in Sóller in 2026

The breathtaking setting, combined with limited supply and strong demand, makes for continually rising prices. Recent years have seen an unprecedented increase in property values: current analyses show annual price rises of around 10 per cent on average over the last five years. Even global crises barely slowed that upward trend — the appeal of the region as a safe place to live and invest remains undiminished. The average asking price in spring 2025 is about €5,800 per m² and thus almost 10 per cent higher than the year before. At that level Sóller sits above the island average. Simple apartments in the centre start at around €300,000, while exclusive villas or historic estates easily run into seven figures.

Who is Sóller suited to?

Who buys here

Sóller offers ideal conditions for discerning buyers — from those seeking peace and closeness to nature, through style-conscious buyers of a second home, to investors focused on long-term stability of value. The region combines the authentic charm of Mallorcan villages with an exceptional setting between mountains and sea. Whether a finca with a panoramic view, an elegant town house or an apartment in Port de Sóller, the choice of property is varied and of high quality. Thanks to its well-established infrastructure, its year-round quality of life and its unique cultural setting, the region is one of the most attractive places to live in Mallorca, not only as a holiday home but as a permanent base.

Investors

Investors regard the Sóller region as a stable market with strong returns. Their focus is either on rental income from holiday letting or on the increase in value through refurbishment and resale. Port de Sóller is particularly attractive, as letting to visitors is legally easier there. Location, the licence position and the fittings are decisive. Investors expect good occupancy, stable prices and attractive resale potential. In that respect Sóller offers reliable conditions alongside strong demand.

Families planning for the long term

Families with children, too, are increasingly discovering Sóller as a liveable alternative to urban Mallorca. The region offers a safe, family setting, access to nature and yet good connections to Palma and international schools. Families value the year-round social life in Sóller, the intact infrastructure and the way locals and international residents live together. For this group Sóller is not merely somewhere to live but a place to arrive and stay — with a high quality of life for children and parents alike.

Remote workers and “workation” buyers

With the shift to location-independent work, more and more digital nomads, entrepreneurs and freelancers are taking an interest in Sóller. They are looking for surroundings in which they can live with inspiration and work with concentration. Port de Sóller in particular is popular for its closeness to nature, its calm atmosphere and its existing infrastructure. Fast internet, working space within the property and good access to Palma are decisive. For this group Sóller offers the ideal setting in which to combine work and a Mediterranean way of life.

Those seeking peace and a home for retirement

Sóller attracts many retired people from Germany, Britain, Switzerland and France who want to spend their later years in a Mediterranean climate. They value the quiet, safe surroundings, the high quality of life and the excellent medical connections to Palma. Short distances to pharmacies, doctors and shops matter to them, as does a culturally stimulating but not overloaded setting. For this group Sóller offers an ideal balance of nature, comfort and everyday life.

Second-home buyers with a long-term view

Many buyers opt for a holiday property that is also to serve as a home in retirement in the medium term. Often they are aged between 40 and 60 and spend several months a year on the island. Alongside attractive architecture and a quiet setting, the region’s suitability all year round plays a large part. These buyers are looking not merely for a property but for a long-term way of life between retreat and enjoyment.
