The region at a glance

Canyamel lies in the north-east of Mallorca and belongs to the municipality of Capdepera — only a few kilometres south of Cala Rajada and around an hour’s drive from Palma. The area impresses with its unspoilt landscape: a sheltered bathing bay with turquoise water, the open Canyamel valley and the wooded slopes of the Llevant range shape the picture. Canyamel is regarded as a retreat for those seeking peace and is known for its natural, exclusive atmosphere — far from the bustle of the tourist strongholds.
The climate
in Canyamel

Canyamel benefits from a typical Mediterranean climate marked by hot, dry summers and mild, damper winters — a combination that makes the place attractive all year round.
In the summer months Canyamel shows its sunniest side. Daytime highs move steadily between 28 °C and 32 °C, but thanks to the light breeze from the sea the climate remains comfortable. Sea temperatures rise to a pleasant 25 °C.
In winter temperatures do fall, but with daytime values around 14 °C to 17 °C they remain mild. Frost is all but unknown. At night it can cool to about 8 °C to 10 °C, which still keeps the region liveable and pleasantly tempered.

Beach, nature and quiet
The quality of life in Canyamel is defined by a rare combination of calm, closeness to nature and high standards. The fine sandy beach with its gently shelving shore invites you to swim and sunbathe. Surrounded by an almost untouched landscape, the region offers numerous walking paths, among them the climb to the Torre de Canyamel — an impressive thirteenth-century tower that today serves as a cultural monument and viewpoint. A particular highlight is the nearby protected area of the Coves d’Artà. The spectacular stalactite caves allow fascinating insights into Mallorca’s geological history and are a popular destination for those interested in nature and culture.
Despite this first-class infrastructure, Canyamel preserves a pleasant restraint: building is deliberately limited, and mass tourism and party scenes are not an issue here. Even in high season the atmosphere remains relaxed — a contrast to the island’s crowded tourist centres.
Golf on the doorstep
For golfers Canyamel is a true paradise: alongside Canyamel Golf, one of the island’s most renowned courses, there are further 18-hole courses within a radius of only ten kilometres.
Getting there and getting around
Despite its remote and quiet setting, Canyamel is easy to reach — particularly for independent travellers and owners with their own vehicle. Access is by well-built country roads, and from Palma de Mallorca airport you should allow around 1 hour 15 minutes’ driving time. The nearest towns — Capdepera (about 8 km) and Artà (about 10 km) — are reached in 10 to 15 minutes by car. There is no direct motorway link in the north-east of the island, but that deliberately helps to preserve the character of the landscape and keep traffic light. Even in high season, road traffic in and around Canyamel remains comparatively relaxed — a clear advantage over busier regions such as Palma or Alcúdia.
Public transport exists, but is limited: there is a bus service to Artà and Cala Rajada, though at restricted intervals. For everyday life and greater mobility a car of your own is therefore advisable — for shopping, visits to the doctor or leisure activities further afield.
Shops, doctors and schools
Canyamel offers compact but well-judged infrastructure that reliably covers everyday needs — particularly for owners of a second home, retired people or couples deliberately seeking calm and a slower pace. In the centre there are several small supermarkets and shops that stock food, household goods and beach supplies seasonally. The offering is complemented by a choice of cafés and restaurants along the main street and near the beach — many of them open seasonally. For larger purchases or particular services, residents head to Capdepera, only a few minutes away, or to charming Artà.
Basic medical care on the spot is assured by a general practice, while pharmacies are available in the surrounding places. For further treatment there are health centres in Capdepera and the modern hospital of Manacor about 30 minutes away by car — an advantage for anyone who values reliable medical facilities.
Schools are not located in Canyamel itself. Families therefore use schools in Capdepera, where both Spanish- and Catalan-language provision exists. International schools are in Manacor or Palma, which means a correspondingly longer journey. Canyamel is therefore suited as a main residence above all to couples without school-age children or active retired people.

in Canyamel
The property market in Canyamel offers an exclusive but compact range that appeals above all to buyers with high expectations of location, privacy and building quality. It runs from apartments near the beach and chalets in the centre to luxurious villas on the hillsides of Cap Vermell, Costa Canyamel or Atalaya de Canyamel.
In the centre of Canyamel, compact apartments and smaller holiday houses dominate, mostly from the 1970s to the 1990s. Considerably more expensive is the segment of luxury property on the exclusive slopes south and north of the village. In the Costa Canyamel development you will find designer villas with a panoramic sea view, some of them designed by the well-known architect Pedro Otzoup. Equally popular is the residential area of Atalaya de Canyamel, where detached villas on the sea front line the slopes; properties with a southerly aspect, an infinity pool and high-quality fittings in particular change hands there in the middle seven figures.
A particular focus is the newly developed Cap Vermell Estate, a high-quality scheme of modern luxury villas above the Canyamel golf course. These new builds combine contemporary design, smart home technology, air conditioning and designer kitchens with access to the five-star facilities of the Park Hyatt Mallorca and the exclusive Cap Vermell Country Club.
Whether charming existing villas in the traditional Mallorcan style with natural stone façades and green shutters or elegant new builds with a sea view — Canyamel combines tradition and modernity in a small, exclusive space.

Building plots are available only occasionally, owing to the limited land — because of nature reserves or existing development, for instance — which makes them particularly interesting for individual new-build projects. Demand is strongly shaped by international buyers, especially from Germany and Britain, which gives the region a cosmopolitan feel.
Price trends for property
in Canyamel in 2026
Canyamel is regarded as small but perfectly formed — an up-and-coming market with a balanced mixture of existing and new property, marked by a high quality of life, natural surroundings and restrained development. The exclusivity of the location is reflected in the movement of prices. In 2024 Canyamel recorded strong growth of 12 per cent for houses compared with the previous year. That can be seen as a clear sign of the growing interest in the location and its appeal.
While prices are still below those on Mallorca’s south-west coast, Canyamel offers a similar standard of living at more moderate entry prices — which particularly attracts buyers focused on long-term growth in value. A major driver of this development is the upgrading of the location through investment, such as the opening of the Park Hyatt Mallorca and the establishment of the Cap Vermell Country Club. This infrastructure attracts not only private owners but developers too.
Who is Canyamel suited to?
Who buys here
For buyers looking for something special, Canyamel is a direct hit. The place is spoken of as a refuge away from the crowds in first-class surroundings. The glorious beach, the renowned golf course and the closeness of authentic towns such as Artà and Capdepera are clear advantages. Compared with the established luxury locations in the south-west of the island, the property market still offers good value for money.
Golfers and active people
With an 18-hole golf course in the village itself and further courses a short distance away, the region offers excellent conditions for keen golfers. But tennis players, walkers, swimmers, snorkellers and kayakers also get their money’s worth here. Anyone who leads a healthy, active life will value the surroundings as much as the facilities at the nearby country club with its gym and spa.
Discerning buyers
Canyamel has developed in recent years into one of Mallorca’s most discreet luxury addresses. Anyone looking for the greatest comfort, stylish architecture and secluded luxury will find an ideal alternative to the well-known hotspots here. The villas nestle into the green slopes and the neighbourhood is small and discerning. Many properties were designed by renowned architects and built to the highest standards.
Those seeking peace and nature lovers
Canyamel is made for people who want to escape the noise and rush of daily life. Instead of bustle and streams of visitors, quiet beaches, little traffic and a starry night sky rather than neon light await you. The surroundings are marked by untouched nature, wooded slopes, the Llevant range and a turquoise bathing bay — ideal for walkers, cyclists and those who like to watch wildlife.
Investors
Even though Canyamel has not so far been regarded as a classic income-producing destination, many market observers see clear potential for development in the region. The north-east of Mallorca is growing in popularity, and the limited supply of building plots in prime locations — on the cliffs, for instance — makes early investment particularly attractive. Anyone thinking long term and investing in a high-quality property stands to benefit from stable growth in value.

Who is Canyamel not suited to?
People looking for a lively party scene and club culture, night owls and city dwellers are not in the right place in Canyamel. The village is clearly aimed at a quiet audience with a feeling for nature. Families with school-age children should also consider whether the distance to international schools works day to day — as a holiday home or a retreat, however, the place is ideal.
