We know them
Following the deregulation of the Spanish property market, almost anyone may sell property in Mallorca today. Not all agents are reputable. Some do not fully command Spanish themselves and are only after a quick profit. For you as a buyer that usually brings serious disadvantages. Not only do you often pay too much; you may also buy a finca in Mallorca that was built illegally, sign restrictive contracts or overlook important requirements.
Not with us: we recommend reputable agents with experience and expertise. They know your region thoroughly, hold an API licence for agents or are members of a Spanish professional association such as GIPE or ABINI.

You benefit from services such as these:
- Support in your own language
- Transparency about commission
- Initial advice on your preferred region
- Access to exclusive properties
- Coordination of all appointments
- Thorough checking of the property
- Negotiation of a fair purchase price
- Support throughout the purchase process
- Clarity on taxes, charges and regulations

Mallorca as a prime location
for property

For decades Mallorca has been one of the most sought-after property locations in the Mediterranean. The mild climate all year round, the excellent infrastructure and quick access from central Europe make the island attractive both as a holiday home and as a permanent residence. The market offers everything from a historic city apartment in Palma through idyllic country fincas to a modern luxury villa with sea views.
For foreign buyers this wide choice often feels hard to survey. Language, the legal framework and local custom are unfamiliar to many. At the same time some properties remain discreetly in the off-market segment, accessible only through trusted Mallorca agents with a first-class network. Without sound local expertise it is hard to find the right property at a fair price and to ensure the purchase runs smoothly.
This is where the value of a reputable local agent comes in. With deep market knowledge and access to exclusive off-market properties, they guide you safely through the Mallorcan property market.
A short form is enough — we take care of finding the right agent.

Market and regions
Expert knowledge
A qualified Mallorca agent knows the island’s markets in Palma, Sóller, Santa Ponsa or Deià down to the detail. They know which locations are in demand, where potential lies dormant and which price movements to expect. This local know-how protects buyers from inflated prices and from investing in unfavourable positions.

Professional handling
Legal certainty
Since 2024 the Balearic Islands have kept a register of estate agents. Only those who can show a qualified training or long professional experience and who hold professional indemnity insurance are entered. Registered agents carry a registration number that gives buyers additional security. A good agent coordinates all documents with notaries and lawyers, checks papers such as the certificate of habitability and the energy certificate, and accompanies you through to registration at the land registry.

Skilful price negotiation
Transparency
In the upper segment, negotiations are demanding. Trusted Mallorca agents know market prices, argue on the facts and achieve fair terms. At the same time they set out every advantage and disadvantage openly so that buyers can decide on a sound basis.

After-sales service
Convenience
A professional agent takes on research, pre-selection and scheduling. They arrange translations, gather missing documents and remain your point of contact after the notary appointment. From transferring utility contracts to finding tradespeople, they offer a comprehensive service.

Sound professional knowledge
Expertise
A reputable Mallorca agent is at home with building regulations, rights of use and tax particularities. A professional reads the Spanish title deed (escritura) confidently and spots illegal extensions or hidden encumbrances. That gives the buyer maximum security.

Finding an agent for a house purchase in Mallorca
This is how it works:
Would you like to buy a house and are looking for an agent in Mallorca? The overview below shows how you reach your dream property with us, safely and without risks.
The right region
In which region would you like to buy a house? In the south-west (Palma, Santa Ponsa, Port d’Andratx), popular for its good infrastructure but somewhat more expensive? In the north (Pollença, Alcúdia), where you can enjoy beautiful beaches with your family in a calm setting? In the east (Artà, Cala Ratjada), where the island feels original and authentic and prices are often lower? Or inland (Binissalem, Santa Maria), where you will find wonderful fincas on large plots in a rural setting?
Your budget
How much would you like to spend? What is your target price and where are the limits? Answers to these questions matter so that agents only offer properties that fit the budget and come into question.
The right moment
When are you planning to acquire a property in Mallorca? Is it urgent, or is it more a wish for the coming months or years?
The matching agent
We analyse your answers to these questions and recommend on that basis exactly the agent who best fits you and your needs.

Reputability has been verifiable since 2024
For a long time, “a reputable agent” in Mallorca was a matter of gut feeling. That has changed: under the Balearic housing act Ley 3/2024, binding requirements apply to estate agents in the Balearic Islands, and there is an official register of agents (Registro oficial de agentes inmobiliarios de las Illes Balears). Anyone acting commercially must be entered in it.
For you as a buyer that is a yardstick you can check. An agent operating in the Balearic Islands must:
be entered in the register
and display the registration number visibly — in the office and in every advertisement. If it is missing from the listing or the website, that is a warning sign.
provide a deposit of at least 60,000 euros per year of cover
. It secures money the agent receives on your behalf, such as a reservation payment.
hold professional indemnity insurance
, with at least 100,000 euros per claim and 600,000 euros per year.
be reachable
business premises in the Balearic Islands or — for a purely digital business — a postal address there at which enquiries and complaints are handled.
use a written agency agreement
(nota de encargo) naming, among other things, the property with its land registry and cadastral reference, the term, exclusivity, the fee including taxes, and the details of the indemnity insurance and the deposit.
state prices in full
, including the taxes that apply.
You also have the right to ask the authorities for the contact details an agent has filed in the register. Our tip: ask for the registration number, the indemnity insurance and the deposit before the first viewing — a registered agent will give them without hesitation. The deposit and insurance requirements apply to agency work that began after the rules came into force; the date of the agency agreement is what counts.

Frequently asked questions about trusted Mallorca agents
FAQs
How do I find a reputable agent in Mallorca?
Anyone wanting to buy a luxury property in Mallorca should rely on a reputable, qualified agent. We take the pre-selection off your hands: as an independent intermediary we check agents in advance for registration with the Balearic government, professional qualification, experience in the luxury segment and a transparent way of working. We only pass on agents with an excellent reputation, language skills, local market competence and verified references. That way you avoid dubious providers and work directly with a trustworthy expert who advises you with legal certainty, efficiently and in a way that suits your plans.
What commission is usual in Mallorca and who pays it?
In Mallorca the agent’s commission is usually 5 to 6 per cent of the purchase price plus VAT. This commission is almost always borne by the seller, so buyers generally incur no additional agency costs. We work exclusively with vetted, registered agents who state their commission transparently. As a buyer you therefore have clarity about the cost structure from the outset and can be sure that no hidden fees await you.
Is an agent who speaks your language an advantage for foreign buyers?
An agent who speaks your language makes the purchase considerably easier. They ensure clear communication, particularly on legal and contractual questions. We only introduce agents who speak German and English and who at the same time have sound knowledge of the Mallorcan property market. You therefore benefit not only linguistically but professionally from support tailored to your needs.
Why is it worth working with an agent when buying in Mallorca?
An experienced agent gives you access to vetted properties, accompanies you through the entire purchase and protects you from risks. Through our vetting we make sure you work with agents who are registered, experienced and reliable. As the commission is usually paid by the seller, this service is generally free for you as a buyer. That makes the arrangement not only sensible but economically attractive.
