What is a house, an apartment or a plot in Mallorca worth? This calculator compares your property with Spain’s official average figures and, if you wish, fetches floor area and year of construction straight from the Spanish land registry. No estimating formula, no invented mark-ups — only official figures and what you tell us.

The calculator works with the official average figures of the Spanish housing ministry and the price index of the statistics office. Using the address or the cadastral reference, it fetches floor area and year of construction straight from the Spanish register.

Step 1 — property data from the land registry (optional)

The Dirección General del Catastro records every building in Spain. The quickest way to find your property is by address: choose the place, then enter the street and house number. Alternatively, use the cadastral reference (referencia catastral) — it appears on the IBI notice, in the nota simple and in the deed of sale.

In the local spelling, e.g. “Palau Reial” rather than “Royal Palace”.

Is there a standard land value in Mallorca?

In Germany, municipal valuation committees determine standard land values and publish them through the BORIS information system. Spain has no direct equivalent. Instead there are three official reference figures that serve different purposes and differ considerably in their level.

The cadastral value (valor catastral)

It is the basis for the annual IBI property tax and for the non-resident tax. As a rule it lies well below the market price and is not a yardstick for a purchase. What it means for ongoing taxes is set out in the overview of taxes and purchase costs.

The reference value (valor de referencia)

Since 1 January 2022 this value has been the minimum tax base for Spanish transfer tax and for inheritance and gift tax. The Dirección General del Catastro derives it each year from the prices notarised within a valuation zone — the idea that comes closest to the German standard land value. Unlike in Germany, however, it is not freely available: the land registry releases it for a given property only against electronic identification. There is no interface through which a website could query it.

The official price statistics

What is publicly available are the average figures the Spanish housing ministry publishes each quarter: the average of all market valuations per square metre of floor area, and the average price per square metre of building land from notarised land sales. This calculator works with those figures — and fetches the property data live from the Spanish land registry.

The series covers municipalities with 25,000 inhabitants or more. For Andratx, Pollensa, Santanyí, Sóller and the other places on this website there is therefore no separate municipal figure — there the calculator uses the Balearic figure and says so in the result.

Building land prices are derived from the notarised land sales of a quarter. In the Balearics that is a few hundred transactions a year; a single large deal shifts the quarterly figure noticeably. That is why the average of the last four quarters always appears alongside the latest quarter.

What this calculator cannot do

An average is not a valuation report. The official series lumps together all residential property in a municipality — the apartment in the centre of Calvià as much as the estate in Portals Nous. Above one million euros in particular, the average says little about an individual property.

The figures do not take account of: the position within the town, sea view and aspect, the shape of the plot and slope, condition and fittings, grandfathered rights for older buildings, approved and unapproved structures, or a valid holiday rental licence. Each of these moves the price in Mallorca by amounts that outweigh the statistical average. Frequently asked questions

Where do I find my cadastral reference?

The referencia catastral of a single unit has 20 characters, that of a whole plot has 14. It appears on every IBI notice, in the nota simple from the land register and in the deed of sale. You can also look it up by address: in the calculator above, choose the place and start typing the street — the matching streets from the land registry’s directory then appear for you to choose from.

Why is the asking price so far above the official average?

Because the average covers every residential property in a municipality. In Calvià the range runs from a holiday flat to an estate on the front line; both feed into the same figure. For upper-segment properties a figure above the average is the norm, not a sign of an inflated price. The comparison becomes reliable only against properties of the same location and quality that have actually sold.

What role does the reference value play in a purchase?

If the notarised price is below the official reference value, the tax office still bases transfer tax on the reference value. Anyone who considers it too high can challenge it — which requires a valuation report. So check the reference value before the deed is signed, not afterwards.

How current are the figures?

The average figures are from 2. Quartal 2026 and are updated each quarter. The price index of the statistics office is retrieved continuously, the property data from the land registry with every enquiry. The date is shown with each result.

Does the result replace a valuation report?

No. For financing, Spanish banks require a tasación by an approved company. For a sale, the assessment of an agent with local market knowledge is what counts. This calculator places a property in context; it does not value it.
