Palma de Mallorca combines historic charm with modern city life. The capital is home to around half of Mallorca’s population and forms the cultural and economic centre of the island.

Location and infrastructure

An overview

Palma de Mallorca impresses with its central position, excellent accessibility and modern infrastructure. Set directly on the wide bay of Palma in the south-west of the island, the capital forms Mallorca’s transport hub. The international airport of Son Sant Joan lies only about eight kilometres east of the city centre — from the old town the terminal is reached in some 15 minutes. Thanks to numerous year-round direct connections to European cities, Palma is particularly attractive to commuters, business travellers and owners of a second home.

The climate

in Palma

A colourful row of houses in the capital of Mallorca

Palma de Mallorca enjoys a Mediterranean climate with hot, dry summers and mild winters. In the summer months the daytime highs are often 29 °C or more, accompanied by pleasant sea temperatures of around 25 °C — ideal for swimmers and sun lovers.

Winter, too, is comparatively mild: even in January daytime temperatures mostly stay above 14 °C, while at night they rarely fall below 5 °C. Most of the rainfall comes in autumn and early winter, above all in October and November.

With around 2,800 hours of sunshine a year, Palma is one of the sunniest cities in Europe. The pleasant weather all year round makes the island capital particularly attractive to property buyers, owners of a second home and long-stay visitors.

Culture, cuisine and beaches

Palma combines urban life, Mediterranean relaxation and cultural variety — in a density unique in Mallorca. The city offers an exceptionally broad range of things to do, bringing together culture, food and nature. Art lovers find inspiration in museums such as Es Baluard or the Museu de Mallorca, while events and fiestas such as the Sant Sebastià celebrations or the Nit de l’Art shape city life all year round.

The restaurant scene runs from tapas bars in Santa Catalina through fine harbour restaurants to clubs and fashionable cafés. Beaches such as Can Pere Antoni, Cala Major or the Playa de Palma lie close by, and golfers benefit from top courses such as Son Vida or Bendinat. Those who like being active also enjoy quick access to the Serra de Tramuntana for walking or cycling.

The new Paseo Marítimo

The existing seafront road Paseo Marítimo is currently being redesigned as part of a comprehensive urban development project. The aim is a greener, more pedestrian-friendly boulevard with fewer lanes, new promenades and additional green space. These measures underline Palma’s role as a forward-looking, liveable city with a focus on quality of life, environmental protection and modern infrastructure.

Roads, harbour and airport

The road network in Palma de Mallorca is excellently developed. Multi-lane urban motorways connect the capital efficiently with every region of the island — whether 15 minutes to Magaluf or Palmanova or about 30 minutes to Andratx or Alcúdia. Within the city a dense network of bus routes makes for good access, complemented by a suburban and regional railway towards Inca and Manacor. Palma is also the only city on the island with an underground system, whose two lines link the city centre with the university and the suburbs, among other places. The city is increasingly committed to sustainable mobility: a new tram project to the airport is being planned.

The port of Palma plays an important part too: alongside one of the largest marinas in the Mediterranean it offers ferry connections to Barcelona, Valencia and Ibiza as well as regular calls by international cruise ships. Whether by air or by sea, Palma de Mallorca is ideally connected and combines island life with urban mobility at a high level.

Shopping, health care and education

The everyday infrastructure in Palma de Mallorca leaves nothing to be desired either. Whether food markets, supermarkets, shopping centres or boutiques of international brands — everything is conveniently within reach.

Medical care meets the highest standards: alongside the Son Espases university hospital there are several private clinics and multilingual specialist centres.

Families benefit from a varied range of education, including state and private schools, international institutions such as the Eurocampus or Queen’s College, and the well-regarded University of the Balearic Islands (UIB).

The property market

in Palma

Palma, together with the south-west of the island, is one of Mallorca’s most sought-after and most expensive regions. The city offers excellent infrastructure, cultural variety and a high quality of life, which makes the region attractive to investors and owner-occupiers alike. Experts forecast that prices in Palma will continue to rise, particularly in the premium segment, because demand exceeds supply.

Types of property

in Palma

The property market in Palma is varied, lively and in strong demand — particularly among international buyers. Within the city the focus is clearly on apartments and town houses. The range runs from carefully restored apartments in historic city palaces through modern penthouses with a view over the bay to charming town houses with a courtyard in districts such as Santa Catalina, El Terreno or the old town.

Detached villas, by contrast, are found rather on the edge of the city — in Son Espanyolet, Génova or exclusive Son Vida, for example. In Palma itself urban forms of living dominate, above all high-quality apartments in central locations.

In price terms Palma is a premium location. While smaller apartments in simpler areas occasionally still lie below the 300,000-euro mark, top properties — penthouses with a roof terrace and sea view, for instance — easily achieve prices in the millions. Anyone who values more space or a classic family house will often find considerably more affordable alternatives in the area around Palma, in Llucmajor or Marratxí for example.

Price trends for property

in Palma in 2026

The value of property in Palma has risen by around 78 per cent over the past ten years. Despite a slight calming of the market since 2023/24, Palma remains clearly a sellers’ market. Strong demand, particularly from buyers abroad, continues to exceed the available supply. The extreme price dynamics of recent years have eased somewhat, but falling prices are not to be expected. Prospective buyers currently have a little more time to decide, but should still act swiftly when a suitable property comes up.

Who is Palma suited to?

Who buys here

Whether as a main residence, holiday home or investment, Palma offers the right setting for many groups. The city is particularly suited to people who value urban life and cultural variety without giving up the feel of the Mediterranean. Here are some profiles for whom Palma is ideal:

Culture lovers and city dwellers

Palma delights with a lively cultural scene, historic districts and a varied range of restaurants. Whether museums, galleries or festivals — life pulses here all year round. Ideal for anyone wanting to combine urban flair with a Mediterranean way of life.

Families and those relocating

With international schools, a wide range of leisure activities and a high quality of life, Palma is particularly family-friendly. The city offers a safe environment, numerous parks and good medical care — ideal conditions for a harmonious family life.

Professionals and entrepreneurs

As the island’s economic centre, Palma offers excellent infrastructure, international schools and good connections to the airport. The city is attractive to professionals, freelancers and digital nomads who value connectivity and quality of life.

Retired people

The mild climate, the excellent health care and the wide range of leisure activities make Palma an attractive place to retire. Older residents value the combination of cultural variety and a relaxed way of life.

Investors

Palma remains a stable property market with continuous demand. Apartments and town houses in central locations in particular are sought after, both for personal use and for letting. The limited availability of property in prime locations offers potential for long-term growth in value.

Palma is not suitable for those seeking absolute quiet or rural seclusion. In that case quieter regions or villages in Mallorca would be a better fit. But anyone who values a lively, cosmopolitan setting with first-class infrastructure will find their personal paradise in Palma.
