Besides the town of Andratx the area takes in further settlements such as the harbour of Port d’Andratx, Camp de Mar, Sant Elm and S’Arracó. Marina, walking and golf

Andratx offers an impressive variety of things to do for the most different tastes. Water sports enthusiasts and boat lovers find ideal conditions in the renowned marina of Port d’Andratx; traditional fishing boats and luxury yachts lie at anchor here alike. The surroundings invite you to swim at numerous beaches and coves, among them the fine sandy beach of Camp de Mar and the unspoilt bay of Cala Llamp, particularly popular with snorkellers and divers.

Walkers and cyclists get their money’s worth in the Serra de Tramuntana; one highlight is the route to the former monastery of La Trapa above Sant Elm, with glorious views of the coast and the offshore island of Sa Dragonera. The island is a protected natural paradise with rich flora and fauna. Visitors can explore it on waymarked paths and enjoy spectacular views of the Mallorcan coast.

Golfers value the nearby Golf de Andratx, an 18-hole championship course in Camp de Mar regarded as one of the most demanding in the Mediterranean.

Art, culture and tradition

Culturally, too, the region has much to offer: the CCA Andratx is among the largest centres for contemporary art in the Balearics and attracts art lovers from all over the world. Tradition is held in high regard in the town — local festivals take place throughout the year, such as Sant Cristòfol in early July or the harbour festival Verge del Carme at Port d’Andratx, when the whole quayside is in festive mood. This mixture of calm, nature, luxury and culture makes Andratx a unique place for residents and visitors alike.

Connections and mobility

Andratx is excellently connected. Via the Ma-1 motorway Palma is reached in about 25 to 30 minutes. Palma de Mallorca airport lies around 39 km away and can be reached in some 30 to 35 minutes by car.

Public transport is available too and connects Port d’Andratx, Andratx and Camp de Mar with Palma. The journey takes about 33 to 40 minutes and the buses run hourly.

Within the municipality the distances are short; the settlements are linked by country and coastal roads. Parking, however, is limited during the main season, particularly in the harbour of Port d’Andratx. Many properties do have their own parking space or garage. There is no rail link in the south-west of Mallorca, but the roads are well built.

Market, harbour life and everyday needs

Andratx combines Mediterranean charm with modern infrastructure. In the town you will find supermarkets, bakeries, banks and pharmacies for everyday needs. A particular highlight is the weekly market held on the central avenue near the town hall. Fresh fruit and vegetables, craft produce, clothing and plants are on offer, which draws locals and visitors alike.

The harbour of Port d’Andratx is known for its fine boutiques, galleries and a wide choice of restaurants and bars. From traditional tapas bars to gourmet restaurants with a sea view, the quayside offers culinary variety. Especially worth a visit are the “Restaurante Club de Vela” for its lobster paella and “Sumailla” with its Japanese-Peruvian fusion cooking.

Medical care is provided by the local health centre (Centro de Salud) and several practices. For more extensive treatment, clinics and hospitals in Palma, such as Son Espases hospital, are about 30 minutes away.

Families benefit from schools and nurseries on the spot. Besides the state school in Andratx there are several international schools nearby, such as the Baleares International College in Sa Porrassa and the Agora Portals International School in Portals Nous, which makes the location attractive to international families as well.

Types of property

in Andratx

The property market in Andratx remains extremely exclusive and varied in 2026. Particularly sought after are luxurious villas and chalets in the hills above Port d’Andratx, frequently with a private pool and a panoramic sea view. These properties offer the highest comfort and privacy and achieve correspondingly high prices.

Alongside them there are elegant new-build apartments with direct access to the sea or close to golf courses, in Camp de Mar for instance. Penthouses with generous roof terraces and an impressive panorama are also much in demand. For lovers of rural living there are rustic fincas with extensive grounds in the surrounding countryside, often surrounded by almond and olive groves. Existing properties with historic charm, such as town houses in the centre, are available too and are sometimes offered lovingly renovated.

Because of strict building rules the number of new-build projects in Andratx is limited. Even so, exclusive residential schemes and villa projects in the high-quality segment keep appearing. Overall the premium segment dominates in this area, but buyers with a smaller budget can also find something if they are willing to compromise on size or location.

Price trends for property

in Andratx in 2026

Property prices in Andratx have shown a continuous upward trend for more than a decade. Even global crises slowed this boom only briefly. The main drivers are the limited supply of building land and high-quality properties and the persistently strong demand from international buyers. About a third of all property purchases in the Balearics are made by foreign buyers, of whom Germans form the largest group. This international demand keeps the market in Andratx dynamic and means that luxury properties are often sold within a very short time. Buyers therefore have to stay abreast of the latest properties on the market in order to act quickly when something appeals. That works best in cooperation with an agent. Why? Because in Mallorca it is not the property that counts but the agent.

We help you find the best agent for the property of your dreams.
