An overview

Felanitx lies in the south-eastern part of Mallorca and covers a municipal area of around 170 km². The town sits slightly elevated at the foot of Sant Salvador, a hill 510 metres high with a well-known pilgrimage monastery and a statue of Christ at the summit — a popular destination with an impressive panoramic view over the south-east of the island. The landscape around Felanitx is shaped by gentle hills, wide fields and extensive vineyards. After Binissalem it is Mallorca’s second most important wine-growing area. Towards the coast, orchards and almond groves dominate, enchanting above all in spring with their white and pink blossom. Only about 15 kilometres away you come upon a largely unspoilt coastline at Portocolom and Cala Murada — with hidden bathing coves, wide views of the sea and the charming natural harbour of Portocolom, regarded as one of the finest on the island.

The climate

in Felanitx

The old fishing harbour in the municipality of Felanitx

Felanitx enjoys a distinctly Mediterranean climate, marked by hot, dry summers and mild, rather damp winters.

In the summer months daytime highs frequently exceed 30 °C, with plenty of sunshine and little rain. The winter months are pleasant too: daytime values mostly lie between 14 and 16 °C, while nights become cooler but rarely fall below 5 °C.

With an average of around 3,200 hours of sunshine a year, Felanitx is among the sunniest regions in Mallorca. The bright, dry climate all year round contributes substantially to the high quality of life.

Further highlights

in the region

Nature, walking and cycling

Felanitx offers a varied range of leisure activities that combine nature, culture and active island life. Walkers and cyclists value the routes to the Puig de Sant Salvador with its monastery and panoramic view or to the ruined castle of Santueri. Swimmers quickly reach the coves of Cala sa Nau, Cala Marçal and Cala Mitjana — ideal for swimming and relaxing.

Culture, markets and festivals

Culturally, the parish church of Sant Miquel and the weekly market invite exploration. Popular events such as the wine fair in September or the pepper festival in autumn shape community life. For sports there is golf at Vall d’Or, riding, water sports and guided tours.

Community life in Felanitx is lively too — with wine fairs, patronal festivals, a municipal auditorium for concerts and a varied range of things to do.

Connections and mobility

Despite its rural setting, Felanitx is well connected and straightforward to reach. Via the Ma-5120 road you reach Palma or the airport in about 45 to 50 minutes; they lie around 45 kilometres away. The nearest larger town, Manacor, is only 20 minutes away — and has a rail connection to Palma.

There are also regular bus services to Palma, Manacor and surrounding places such as Campos; public transport is limited at weekends, however, so a car remains advisable for daily life, especially for trips to beaches, fincas or neighbouring villages.

The roads in the south-east are well built, lightly used and scenic — whether towards Portocolom, Cala d’Or, Cas Concos or Porreres, the sea and charming villages are mostly reached in 15 to 20 minutes.

Local shops, schools and doctors

As a long-established small town in the south-east of Mallorca, Felanitx offers excellent infrastructure for daily life. In the town centre there are several supermarkets, traditional bakeries, butchers, pharmacies, banks and numerous specialist shops. Around the Plaça d’Espanya and the town hall in particular, retail and services are concentrated — from fashion boutiques to DIY stores. The weekly market and the farmers’ market (each once a week) complete the offering.

For families there are several nurseries, primary schools and secondary schools, with lessons mostly in Catalan and Spanish. For international schooling, the Rafa Nadal International School in Manacor is about 20 minutes away. Medical care is provided by a local health centre.

The property market

in Felanitx

Compared with other parts of Mallorca, Felanitx still offers attractive value for money. The combination of rural charm, good infrastructure and rising demand makes Felanitx a promising location for investors and owner-occupiers alike.

Types of property

in Felanitx

The property market in Felanitx in the south-east of Mallorca is regarded as varied and comparatively buyer-friendly. Particularly popular are fincas with generous grounds, which offer plenty of living space, privacy and mostly the charm of natural stone — from country houses in need of renovation to luxurious estates with a pool and a panoramic view. Prices range from entry level in the lower six figures to exclusive high-end fincas in the millions. In the historic centre of Felanitx there are numerous town houses from the eighteenth and nineteenth centuries with typical patios, green shutters and often elaborately restored fabric. In the surrounding villages such as Cas Concos or Es Carritxó, renovated village houses are popular too — frequently already used as charming holiday homes.

The municipality also takes in sought-after Portocolom, with sea view locations, fishermen’s houses, modern apartments and exclusive villas on the sea front. Prices here lie above those in the town of Felanitx, but still below the level of hotspots such as Port d’Andratx.

All in all Felanitx offers an authentic alternative to the south-west: generous plots, honest prices, long-established structures — and genuine Mallorcan character. The market shows stable growth with potential for long-term investment.

Apartments play a subordinate part, as there are hardly any blocks of flats. New-build projects arise almost exclusively through conversion. Anyone wanting to live in town will mostly find smaller units or occasionally a penthouse.

Price trends for property

in Felanitx in 2026

Felanitx is among the stable and attractive property locations in Mallorca. In April 2025 the average asking price for property for sale was €3,121/m², an increase of 9.93 per cent on the previous year. This development illustrates the growing demand — particularly from international buyers who are deliberately looking for the authentic, rural Mallorca away from the tourist hotspots.

The combination of rural charm, long-established infrastructure and a price level that is still moderate by island standards makes Felanitx particularly attractive to owner-occupiers and investors with a long-term view. Anyone investing in property in Felanitx benefits not only from a high standard of living but also from a location with sustained potential for development.

Who is Felanitx suited to?

Who buys here

Felanitx appeals to people looking for authentic island life. Away from the tourist bustle, the region nevertheless scores with good access and a varied supply of property. Whether as a retreat for those seeking peace, a family-friendly permanent home, a location for investors’ projects or a second home with potential — the region offers room for very different ways of life.

Those dropping out and seeking peace

Felanitx is the ideal place for anyone wanting to escape the quick rhythm of urban centres. Life runs more slowly here — in the village square people greet one another personally, and in the surrounding countryside nature dominates rather than traffic. The quiet, inspiring atmosphere attracts those making a fresh start, artists and creative people. Anyone looking for seclusion, privacy and originality will find the perfect place in a remote finca with its own land.

Families and permanent residents

Despite its rural structure, Felanitx is a good place for families to live. The cost of living is moderate and the area is regarded as safe and child-friendly. Affordable houses with a garden, plenty of space and leisure activities close to nature make life pleasant for families. There are local nurseries and schools. By car, beaches, leisure parks and shops are quickly reached, in Manacor or on the south-east coast for instance. Anyone who does not have to commute to Palma daily, or who works remotely, benefits here from a high quality of life far from the bustle.

Retired people and second-home owners

Felanitx offers quality of life without the bustle — ideal for a Mediterranean retirement or relaxed breaks during the year. For the same budget you get larger properties with a garden, pool and a wide view than in the island’s more expensive regions. Second-home owners value Felanitx as a quiet retreat, a short distance from beaches, coves, Santanyí or Portocolom. Many also use their finca for holiday letting, especially in rural locations or near the coast.

Investors and those interested in renovation

Felanitx offers enormous potential for investors with an eye for development. Many unrenovated fincas and historic town houses are waiting for a new use — whether as a private home or a holiday property. The trend towards upgrading historic fabric makes the area interesting for developers with a feel for authentic living. Wine-growing and agrotourism attract investors too, thanks to fertile soils, a local wine tradition and growing interest in sustainable country living.
